How Can You Tell if a London Property Is Actually Good Value?
A trip to Ice Cream Union on Pavilion Road, tucked just off Sloane Square in Chelsea. 🍦 Judging by the queue, this place is one of London's worst-kept secrets. I wasn't sure a 15-minute wait would be worth it, but with the sun still out and the buzz in the air, it felt like exactly the right way to hold onto summer for a little longer. I went for the Coconut Chocolate Chip and it absolutely hit the spot. A perfect excuse to wander one of my favourite corners of London while the weather was still on my side. If the sun peeks back out, get yourself down here. Shop Pavilion Road, grab a drink or a meal nearby, and finish with ice cream. You won't regret it. Have you been? What's your go-to flavour❓💕

Notice periods under the new grounds are generally longer than the old Section 21 process — and they vary depending on which ground you're using. Give the wrong notice, or the wrong length, and you can end up starting the entire process over. It's the single most common mistake I see overseas landlords make. Not because they don't care — because they're working from what used to be true.
