✨ A tenant challenging your rent increase doesn’t automatically mean you’re wrong — but it does mean your evidence matters. ㅤ With rent increases increasingly open to challenge at tribunal, landlords need more than a figure that simply feels right. Comparable market evidence. Local rental data. A clear understanding of what similar properties are actually achieving. ㅤ The stronger the evidence behind your increase, the stronger your position if it’s questioned. Guesswork generally won’t stand up — preparation will 📈 ㅤ If you’re a London landlord reviewing your rent, make sure the numbers can be backed up before the notice goes out. #LondonLandlord #UKProperty #PropertyInvestment #LandlordTips #LondonProperty #PropertyManagement #RentalProperty #UKLandlord #PropertyInvestor #rentincrease ♦️♦️About Me ♦️♦️ I'm a London based property agent Having moved over from America, I love helping my clients find the perfect home and discovering this fabulous city. Tribunal Rent Challenges: What's Really Happening
£15 million sounds like one number. In London it buys six completely different lives — and one or two of them genuinely surprised me. In Kensington it is a six-bedroom red-brick townhouse a minute from Kensington Gardens. In Hampstead the same money buys more than 9,000 square feet, a 115-foot garden and an indoor pool. In Mayfair you are paying for the address, the service and the doorstep. In St John's Wood you trade the postcode for space and privacy. In Chelsea you get Georgian character and the river. In Knightsbridge you get Harrods, Hyde Park and a lock-up-and-leave lifestyle in half the square footage. In this video I walk through all six, with a real listing in each, and what kind of London life comes with it. Whether you live in London, you're relocating here, or you're buying at the very top of the market, this is the video that shows why price per square foot is the wrong question. Which of these six would get your £15 million? Let me know in the comments. ▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬ ⏱ CHAPTERS 0:00 — What £15 million actually buys you 0:37 — 1. ⚠️ One Section 8 mistake can cost landlords months — and I keep seeing the same one. ㅤ Using the wrong ground. Using the wrong notice period. Get either detail wrong and you could find yourself back at square one, restarting the entire process. ㅤ For overseas landlords especially, these small compliance details are easy to miss when you’re managing a property from thousands of miles away. That’s why I check every notice against the relevant ground before it ever goes out. ㅤ The details matter — because getting them right the first time saves time, stress and unnecessary delays. ㅤ Want the full compliance checklist? Visit LondonLandlordAdvisory.com and I’ll send it straight to your inbox 📩 #LondonLandlord #UKProperty #PropertyManagement #LandlordAdvice #LondonProperty #PropertyInvestment #UKLandlord #PropertyCompliance #Section8 #OverseasLandlord ♦️♦️About Me ♦️♦️ I'm a London based property agent Having moved over from America, I love helping my clients find the perfect home and discovering this fabulous city. Common Section 8 Notice Mistakes
There is only one place in London where you can wake up, open the curtains, and have Hyde Park right in front of you. In this video I step inside Park Modern on Bayswater Road — the curved, wave-fronted development by PLP Architecture that finished in 2023 — and tour a fourth-floor three-bedroom apartment in full. We go through the 24ft open-plan reception with its curved balcony, the Gaggenau kitchen behind pocket doors, the central hallway, the principal bedroom and en suite, and the second bedroom, and I explain what makes this building different from every other new-build in central London. Whether you are relocating to London, buying a second home here, or looking at prime central new-build for investment, this is the walkthrough I would want before booking a viewing. Would you live on Hyde Park? Let me know in the comments. ▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬ ⏱ CHAPTERS 0:00 — On the balcony at Park Modern 0:33 — Bayswater Road, and why the location works 0:55 — Inside the three-bedroom, fourth floor 1:44 — The kitchen and the pocket doors 2:44 — The central hallway 3:07 — The principal bedroom 4:03 — The principal en suite 4:24 — Bedroom two and the curved wall 5:10 — Is Park Modern worth it? 📍 PROPERTY COVERED 🏘 Park Modern — 117-125 Bayswater Road, London W2 · directly on the north edge of Hyde Park 🏘 The apartment — fourth floor · 3 bed, 3 en suite plus guest cloakroom · wraparound balcony 🏘 Reception — over 24ft open plan living and dining · curved glazing onto Hyde Park · cove ceilings 🏘 Kitchen — Gaggenau appliances · pocket doors for full separation · room for an island 🏘 Specification — hardwood herringbone floors · marble detailing · comfort cooling throughout 🏘 Building — by Fenton Whelan, architecture by PLP · completed 2023 · c.30,000 sq ft of amenities including a 25m pool Thinking about Bayswater or a new-build in prime central London? Comment DATABASE and let's get you ahead of it 🤝 ✨ A new national landlord database is coming — and I’d rather my clients be ready before it reaches their area. The Private Rented Sector Database is expected to begin rolling out region by region from late 2026, with national coverage continuing into 2027. It isn't mandatory just yet. But that doesn't mean you should wait. Safety certificates. Ombudsman registration. Property details. Compliance paperwork. Getting everything in order now means you're not scrambling when registration reaches your area. I'm already building this into onboarding for every client — so when the database goes live, there's nothing left to chase. 📋 If this feels relevant, the full compliance checklist is free — just pop in your email at LondonLandlordAdvisory.com and I'll send it straight over. #UKLandlords #LondonLandlords #PropertyInvestment #PrivateRentedSector #LandlordCompliance #UKProperty #PropertyManagement #LandlordTips #BuyToLet #RentalProperty ♦️♦️About Me ♦️♦️ I'm a London based property agent Having moved over from America, I love helping my clients find the perfect home and discovering this fabulous city.
