🏡 Awaab's Law is coming to the private rented sector — and landlords need to pay attention. The extension has now been confirmed, but the exact implementation dates and details are still being finalised. What is already clear? Expectations around damp, mould and property safety are becoming increasingly serious. Tenants are more aware of their rights, complaints are being scrutinised more closely, and landlords who wait until the rules take effect could find themselves playing catch-up. ✨ The smartest approach isn't to wait for a deadline. It's to get ahead of your compliance responsibilities now. Awaab's Law for Landlords: Where Things Actually Stand
Mayfair is small enough to walk across in twenty minutes — and it changes completely from one street to the next. In this guide I take you round the whole neighbourhood: where its four boundaries actually are, what Grosvenor Square looks like now that the old US Embassy has reopened as The Chancery Rosewood, why Mount Street is my favourite street in Mayfair, and what the difference really is between a Georgian townhouse, a Park Lane lateral apartment and a new build like One Carrington Street. I also go through what to check before you buy here, and why scarcity does so much of the work in this market. Whether you're relocating to London, buying a second home here, or looking at prime central as an investment, this is the walk-through I'd want before booking a single viewing. Which part of Mayfair would you choose? Let me know in the comments. ▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬ ⏱ CHAPTERS 0:00 — What Mayfair actually is 0:48 — Where exactly is Mayfair? What's So SPECIAL About Mayfair London?
✨ The Decent Homes Standard is changing — and smart landlords should already be thinking ahead. While the proposed reforms aren't law yet, the government's direction is becoming clearer, with changes expected from 2035. There's no need to rush into renovations or make costly decisions overnight. But if you're planning a refurbishment, buying an investment property or upgrading an existing one, future standards deserve a place in that conversation. The key isn't to renovate twice — it's to renovate with foresight. 🏡 A little planning today could save significant time, money and disruption tomorrow. 📩 Want to stay ahead of changing landlord requirements? Decent Homes Standard: Why 2035 Should Matter Today
✨ One of the highlights of my recent trip back to the U.S. 🇺🇸 was getting the opportunity to speak at Keller Williams Village Square Realty in Ridgewood, New Jersey. My topic? Creating a YouTube channel to generate leads. When I started my YouTube channel in 2019, I certainly didn’t have it all figured out. But over time, it has become an important part of how I share my knowledge of London🇬🇧 property, connect with people around the world 🌎and, ultimately, generate business. That was really the message I wanted to leave with the agents in the room: it’s never too late to start. You don’t need thousands of subscribers. You don’t need a perfect studio. And you definitely don’t need to become an “influencer.” You need something useful to say, a willingness to show up consistently, and a genuine desire to serve the people you hope to work with. For those of us in real estate, platforms like YouTube give us an incredible opportunity to demonstrate our expertise long before a potential client ever picks up the phone. Done well, content isn’t simply marketing — it’s service at scale. A huge thank you to the team at KW Village Square Realty for such a warm welcome and for letting this Jersey girl, now selling London property, come home and share a little of what I’ve learned along the way. Thank you @camille for being a phenomenal agent and an even better friend. 💕 #RealEstate #YouTubeForRealEstate #RealEstateMarketing #KellerWilliams #LondonProperty #PersonalBrand #LeadGeneration #ContentMarketing
Do Real Estate Agents Need YouTube to Generate Leads?
Everyone calls it Frieze Week. That name quietly hides half of what is actually happening in London. In this video I walk through the whole of it — Frieze London and Frieze Masters in The Regent's Park, 1-54 Contemporary African Art Fair at Somerset House, the free Frieze Sculpture trail, the Mayfair gallery walk, and the museum shows that all land in the same fortnight. Then I show you exactly how I would spend two or three days doing it, and where to stop for a drink or dinner along the way. Whether you are relocating to London, buying a second home here, or you simply want one really good week in this city in October, this is the plan I would want before I booked anything. Which one would you give a whole day to?
