Can you successfully own a London rental when you live in New York, Lagos, Dubai or Singapore? Thousands of people do — but the rules changed in 2026, and most overseas owners are still working from an out-of-date picture. In this video I walk through what managing a London rental from abroad actually involves now: what the Renters' Rights reforms changed, the compliance that stays your legal responsibility wherever in the world you live, how the Non-Resident Landlord Scheme affects the rent that reaches you, what maintenance really looks like from four thousand miles away, and the honest answer to whether you need a managing agent at all. Whether you're relocating out of London, already letting a property here from overseas, or buying a London investment before you've ever lived in it, this is the briefing I'd want before handing anyone the keys. Are you managing your London property yourself, or through an agent? Let me know in the comments. ▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬ ⏱ CHAPTERS 0:00 — Can you own a London rental from overseas? 0:30 — What property management actually means 1:04 — What changed: the Renters' Rights reforms 1:39 — LondonLandlordAdvisory.com 2:11 — Compliance doesn't stop at the border 2:38 — Tax and the Non-Resident Landlord Scheme 3:36 — Maintenance from 4,000 miles away 4:11 — Your property is an asset, not just a tenancy 4:39 — Do you actually need a managing agent? 5:05 — Work with Ugo 📍 WHAT WE COVER 🏘 Renters' Rights reforms — most assured shorthold tenancies became assured periodic tenancies, and Section 21 no-fault evictions were abolished 🏘 Landlord compliance — gas and electrical safety, an EPC, deposit protection, smoke and carbon monoxide alarms, right to rent checks 🏘 The Non-Resident Landlord Scheme — why rent can reach you with tax already deducted unless HMRC has authorised otherwise 🏘 Maintenance from abroad — condensation, failing sealant, leaks, and spotting a tired property before your tenant does 🏘 Managing agent or self-managing — the honest case for each, from someone who does this daily ✨ ABOUT ME I'm Ugo — a London property agent, American expat, and self-confessed lover of this city. Managing a London Rental From Overseas (2026 Guide)
🏡 Discovered your tenant has been subletting your property without permission? Here's what every landlord needs to know. Unauthorised subletting can be a serious breach of your tenancy agreement — but taking the right steps from the beginning makes all the difference. Screenshots. Listing dates. Tenant communications. 📋 The evidence you gather now could be crucial if you need to take further action. For overseas landlords, these situations can go unnoticed for weeks. That's why regular property inspections aren't about mistrust — they're about protecting an investment you can't personally oversee every day. The key? Stay informed, document everything, and act early. 🔑 #LondonLandlords #PropertyManagement #LandlordAdvice #LondonProperty #PropertyInvestment #UKLandlords #OverseasLandlords #BuyToLet #LandlordTips #LondonRealEstate
Subletting Without Permission: Your Options
✨ Deposit disputes don't have to be complicated — but having the right evidence can make all the difference. When a tenant challenges a deduction, the dispute goes through independent adjudication with TDS, DPS, or mydeposits. Both sides submit their evidence, and an independent adjudicator makes the decision. This is exactly why proper check-in and check-out inventories matter so much. Without them, landlords can lose disputes they had every reason to win. It's a simple step, but one I never overlook. Every tenancy should start with a thorough inventory — because protecting your position starts long before a dispute arises. 🔑 #LondonLandlords #LandlordAdvice #PropertyManagement #TenancyDeposit #UKProperty #LondonProperty #BuyToLet #PropertyInvestment #LandlordTips #Lettings
DEPOSIT DISPUTES, EXPLAINED 🔑
Freehold or leasehold is the one line on a London listing that overseas buyers skip, and it is the line that decides what you actually own. In this video I explain the difference in plain terms, why almost every London apartment is leasehold, what a service charge really pays for, where ground rent now stands, what "share of freehold" does and does not give you, and where the reform actually is right now. I also give you the questions I ask on my clients' behalf before anyone makes an offer. If you're relocating to London, buying a second home here, or investing from overseas, this is the conversation I'd want to have before you start viewing. Has a lease length ever put you off a property? Let me know in the comments. ▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬ ⏱ CHAPTERS 0:00 — The one word that causes the confusion 0:42 — What is freehold? 1:11 — Why almost every London flat is leasehold 2:18 — How long is the lease? 2:58 — Service charges 4:13 — Ground rent and share of freehold 5:12 — Where leasehold reform actually is 6:03 — Would I avoid leasehold? 6:42 — What it comes down to 7:02 — Work with Ugo 📍 WHAT'S COVERED 🏘 Freehold — you own the building and the land it sits on, with no time limit 🏘 Leasehold — the right to occupy and use the property for a defined number of years 🏘 Lease length — why 80 years is the number to watch, and what it does to value and mortgageability 🏘 Service charges — what the money buys, and the five questions I ask instead of "what does it cost" 🏘 Ground rent — where it stands on newer leases, and why older ones still need reading 🏘 Share of freehold — what it gives you, and why you still have a lease 🏘 Leasehold reform — why I advise on the law in force, not the law being debated ✨ ABOUT ME I'm Ugo — a London property agent, American expat, and self-confessed lover of this city. Freehold vs Leasehold in London: What Do You Actually Own?
⚠️ One of the most expensive landlord mistakes is also one of the easiest to prevent — letting a safety certificate expire. Gas safety. Electrical inspections. EPCs. These aren't just paperwork — they're essential parts of protecting your property, your tenants, and your position as a landlord. For overseas landlords, it's particularly easy for renewal dates to slip through the cracks. And one missed deadline could mean financial penalties or complications when serving certain notices. The solution? A proactive renewal calendar that keeps everything on track, long before anything expires. Because compliance should never be left to chance. 🔑 📩 Get your FREE Landlord Compliance Checklist at LondonLandlordAdvisory.com — and stay one step ahead. #LondonProperty #LondonLandlords #PropertyManagement #LandlordAdvice #UKProperty #PropertyInvestment #LandlordCompliance #LondonRealEstate #OverseasLandlords #PropertyInvestors ♦️♦️About Me ♦️♦️ I'm a London based property agent Having moved over from America, I love helping my clients find the perfect home and discovering this fabulous city.
