If you are looking to buy your next property in London, and have a budget of £1.5Million, what will that get you? I have brought together 5 beautiful homes across 5 different London areas to show you how location can make a big difference to what your budget will get you.

1/2 Bedroom Flat in South Kensington

We’re going to start in the heart of prime central London in Knightsbridge, where property prices average over £1,500 per square foot.  So, for your hefty £1.5Million budget, you may get this luxury 1/2 bedroom flat located at Rutland Gate.  With views over the garden and (possibly) 2 bedrooms, because you could use the dining room off the living room as a 2nd bedroom, should you wish.

This flat is located on the 2nd floor and does have an en suite off the main bedroom in addition to a shower room for guests.  It’s 535 square foot which equates to £2,800 per square foot. It’s also a share of freehold which is a bonus.  You can see it is of a very high finish and I do love the herringbone patterned wood floors.  Also there are stunning tall ceilings and beautiful molding details throughout.

For location, you couldn’t ask for more as Rutland Gate is located on the south side of Hyde Park and you are just moments away from Harrods, as well as the incredible luxury shops along Old Brompton Road, with Exbition Road just moments away with its famous museums – The V&A, Natural History and Science museums along with world renowned Royal Albert Hall.

Now if we want to jump to northwest London and into St. John’s Wood where the American school is located, I was surprised that here too you’d find a 1 bedroom flat priced at £1.5 Million.  But it is almost double the square footage than the property in Knightsbridge at 992 square foot, which equates to a £1,512 per square foot. It’s a raised ground floor flat within a stately home, with a private balcony and here too you can see the beautiful flooring,  original woodwork detail and 2 sets of French doors that let in lots of light. 

The ceiling height is exceptional at over 11 feet.  It is also a share of freehold and comes with residents parking.  When you buy this flat, you are buying the location – Hamilton Terrace is one of London’s wealthiest streets, which means you’ll be living among other stunning properties.

2 Bedroom New Build Flat in Keybridge Tower, Vauxhall

4 Bedroom House in Highbury

Now let’s find you a house for that budget and if we head to north London to Highbury, we can do just that.  This is a  lovely 4 bedroom home on Baalbec Road practically next to the green space of Highbury Fields.  It’s in great condition across 3 levels  and includes glazing on the windows, air conditioning which is hard to find in London, and underfloor heating.  It has an enclosed terrace as well as small patio.  

This location offers a quieter lifestyle than our other choices but still easy access for transport.  You are near the boutique shops of Highbury Barn and Highbury Islington station is nearby.  At 1,420 square foot, it equates to £1,056 per square foot.  

5 bedroom, 3 Bathroom Terraced House in Kilburn

Finally if we want to get under £1,000 per square foot, let’s head to Kilburn in Northwest London. Here you’ll find this gorgeous mid terrace house.  With 1,615 square fee, it converts to £928 per square foot. You’ll get 5 bedrooms, 3 baths and a private garden.  I really love the kitchen with its blue cabinets and flow to the dining room on one side and the garden on the other.
