Home Improvement Projects: 10 Simple DIY Updates to Get Your Property Sold!
I work with a lot of buyers and sellers and as we are now in spring, it’s a great time to spruce up your home if you’re thinking about selling. So what are the best DIY projects to improve your home? I have compiled this list of top 10 DIY updates you can do to your home to help get it sold!
Tip #1
is paint! I know you may have heard this before, but painting is really the quickest, easiest and best return on investment you can make. It really freshens up a home and works wonders to improve the look and feel of a space. My suggestion is to go with neutral colours, but you don’t have to be afraid of a bit of colour as well. Greys and blues are very popular right now, so can be used in the right tone that’s not too overwhelming.
Tip # 2
Upgrade old handles on doors, kitchen cabinets and cupboards. You would be amazed how a simple change from say an old “gold” fixture swapped out with a contemporary brushed nickel can update the look of that door or cupboard. Places like Ikea have some of the best handles that are cost effective but with loads of options.
Tip # 3
is to dust cobwebs and clean dirty windows and window panes. This is often overlooked but can make a really good or bad impression about how a home has been looked after.
Tip #4
Carrying on with the window theme, actually make sure that all windows and doors open and close properly. You may need to check the hinges and alignment but it’s a great update to ensure that the home is safe and secure.
Tip #5
Add flowers and clean up your outside space. Curb appeal is really important and something as simple as tidying up weeds between pathway bricks and added a lovely potted plant can create a welcome invitation to come see more.
Tip #6
is update light bulbs throughout. People underestimate the power of lighting, especially to create the right mood. So update the lampshades and make sure your ambient lights give the right amount of lighting. It may mean updating to latest LEDs or energy efficient lightbulbs.
At #7
is caulk around tiles in bathrooms and around kitchen sink. This will work wonders in freshing up a space. Also don’t forget to add nice hand, dish and body towels as well.
Tip #8
is to actually update those kitchen and bath fixtures. So if you have old hardware such as an outdated kitchen sink, then a new shining will be a nice piece of jewelry so to speak to enhance the space. Same goes for tired and dated bathroom sink faucets or tub faucets and shower heads.
Tip #9
is to add simple, neutral artwork and accessories to plain walls as well as adding neutral bedding and decorative accessories. The idea is to put yourself in the eyes of potential buyers who may come to view the home. If you create a space that is neutral, clean, and stylish, buyers will be able to see themselves in the home a lot easier than compared to a space that is overtly specific to a themed taste or style. Of course, it goes without saying to make sure the space is a tidy as possible.
Tip #10
is to update your house number and put a welcome mat outside your front door. It’s these simple touches that will make a house feel looked after and loved, which is what most potential buyers will want.
And what about my Bonus tip?
Well it’s add storage wherever possible. That may be as simple as adding a decorative coat rack at the front entrance if you don’t have formal coat closet. Or perhaps swapping out glass coffee table for one with storage. Especially in London, storage is key so wherever possible update or upgrade your storage options to maximise space.
