£1.5M Budget in London – 3 Bedroom Homes
What does £1.5M get you in London, when you are looking for a 3 bedroom home? In this article, we are going to showcase various 3 bed properties across London, all priced at £1.5M, so you can really get to see the different property types various areas can offer.
Hyde Park Place, Hyde Park
Let’s kick it off in the centre of London with this lovely 3 bed, 2 bath flat at Hyde Park Place on the edge of, you guessed it, Hyde Park. This is a raised ground floor flat at 1,090 square feet, which equates to £1,376/SF.
This converted flat in a terrace building looks to be in great condition, with tall ceilings and has been modernized. A great feature for a flat is that it has a share of freehold. This means that you not only own your unit, but you are part of the ownership of the building. Other great features include direct views of Hyde Park, which is quite special indeed. The closest tube station is Marble Arch which is less than a 15-minute walk away.
Ashley Gardens, Victoria
Next up we’re in Westminster at Ashley Gardens, on Thirleby Road, close to Victoria and St. James Park station and not far from the river. This flat is located on the 5th floor in a beautiful classic red brick mansion block with a lift and porter, which is great for those international buyers who don’t live in London full time.
While it’s in a classic block, it has been beautifully modernized with a contemporary kitchen and bathrooms to go with the hardwood floors. This flat also comes as a share of freehold. At 1,195 SF, this equates to £1,255/SF. But I will point out that the 3rd bedroom is a bit small and awkward in layout.
Ashley Gardens forms a very highly regarded group of mansion blocks in the heart of Westminster, forming part of a peaceful residential area surrounding Westminster Cathedral. Located to the south of St James’s Park and to the east of Victoria, this is a prime location convenient for iconic landmarks including Buckingham Palace and St James Park, and Westminster Abbey, Houses of Parliament and the Tate Britain Gallery.
Holland Park Mews House
If you’re looking for an entire house, I was really surprised to find this 3 bedroom mews house in Holland Park, one of London’s most desirable parts of town. Here you get a full freehold, as you own the entire building, but here you get a very special feature of a roof terrace which is hard to find on a terrace property.
Actually, as you can see, the roof terrace is quite small, so I wonder if you could potentially expand it. On the inside, you have to look beyond the current furnishings to notice that the house has been upgraded very nicely with a modern kitchen and baths.
While this is a house, it is quite small at 872 SF or £1,720 / SF. This isn’t surprising giving the location of Holland Park.
Holland Park is a gem of a location in central London with beautiful homes along tree-lined streets, a gorgeous park of its own and lovely eateries.
For even more, you can visit its neighbour, Notting Hill with more shops, restaurants and wonderful amenities.
2 Bed at Embassy Gardens
Just a note that I looked south of the river and didn’t see any 3 bedroom properties priced at £1.5M. As I didn’t want to miss the location, I’ll feature this 2 bedroom / 2 bath flat at new development Embassy Gardens. Embassy Gardens has become widely popular for its 25-meter sky pool floating 10 storeys above and connecting two buildings. Nearby is the stunning US embassy, and swimmers can enjoy views of the London Eye and parliament.
As for the flat itself, it’s 950 SF, meaning the price per square foot is £1,578. This means it is actually bigger than the mews house in Holland Park and its lateral, open plan living will make it feel very spacious with a balcony to take in the amazing views. The building offers a 24-hour concierge, members cinema, business lounge, health spa, gym, 1km long urban park, and secure underground parking.
Tufnell Park
Back on the north side of the river, let’s go to Tuffnell Park, to this classic mid-terrace house on Corinne Road where we’ve got a 3 bedroom house with a bonus study and 2 bathrooms.
This freehold house has classic features like high ceilings with decorative cornices and a fireplace along with modern updates like a contemporary open plan kitchen and modern baths, it also has a private garden, which is becoming incredibly important to buyers in London. As a house, it will be a freehold property and includes a small patio garden. Across 4 floors, the size is 1872 SF equating to £801 / SF so great value for the money.
Tufnell Park is a zone 2 location in north London and the tube station is on the northern line.
Canary Wharf
Finally, we’re going east to Canary Wharf. Here we find this 34th floor modern flat that sits near the top of the Pan Peninsula tower. If you like amenities and features, this might be the place for you as there is an on-site gym, swimming pool, health spa, cocktail lounge and residents cinema.
The flat itself is a modern, open plan apartment with not 1, not 2, but 3 balconies so you will be able to catch spectacular views of London from multiple angles. At 1,860 square foot, it is the largest unit we’ve featured, so comes in at £806/SF so you definitely get a lot of value for the money.
Canary Wharf has grown beyond its financial sector roots and continues to offer more and more neighbourhood features like bars, restaurants and other entertainment. But if you are a banker or in the financial services industry and want the easiest of commutes, then Pan Peninsula may be just the spot.
